After the property tax hearing

The board issues a written order within two to four weeks. The appraisal district updates the roll, the tax assessor recalculates, and a new bill arrives in October or November. If you already paid, you receive a refund check. If you lost or want a deeper reduction, you have 60 days to file arbitration or a district court appeal.

If you won

  • Save the order PDF. It is your evidence baseline for next year.
  • If you paid the original bill, expect a refund within 60-90 days.
  • Contact your mortgage servicer with the new bill to lower escrow.

If you lost

  • Binding arbitration: deposit refunded if your value lands closer than the district's. Fast, capped at certain value tiers, no attorney needed.
  • District court or SOAH: no cap, but legal costs typically only make sense above a 5-figure savings target.
  • Stand down and refile next year: the most common choice. Your hearing prep carries over.

Common questions

How long until I see the reduction on my bill?

The certified tax roll publishes in July or August in most counties. Your reduced bill arrives in October or November. If you have a mortgage escrow, the servicer recalculates within 30-60 days of the new bill.

Do I have to appeal again next year?

Yes. Each tax year is a fresh assessment. A win this year does not protect you next year, though the lower starting point makes the next appeal easier.

What if I lose?

You have two paths: binding arbitration (low cost, fast, capped at certain value tiers) or district court / SOAH appeal (higher cost, longer, but no value cap). Most homeowners stop at the board. Decide within 60 days of the order.
